How personal data submitted through this website is collected, used, shared and kept — and how to ask for it to be corrected or deleted.

1. Who operates this website

This website is operated by Madison Heng, a salesperson registered with the Council for Estate Agencies (CEA Registration No. R059523G) and affiliated with Huttons Asia Pte Ltd (Estate Agent Licence No. L3008899K).

It is an independent marketing website. It is not operated by, endorsed by or affiliated with the developer of Lentor Gardens Residences.

2. What personal data is collected

Data you give us

When you submit the enquiry form, we collect:

  • Your full name
  • Your Singapore mobile number
  • Your email address, if you choose to provide one
  • The nature of your enquiry and your preferred unit type
  • Your preferred contact method and preferred viewing date, if given
  • Any message you write
  • Your consent choices, and the time they were recorded

Data collected automatically with your submission

So that we can tell where an enquiry came from and answer it properly, the following are recorded with each submission:

  • Campaign attribution parameters present in the page address — utm_source, utm_medium, utm_campaign, utm_term, utm_content, and the Google Ads click identifiers gclid, gbraid and wbraid
  • The page address you submitted from, and the referring page if there was one
  • Your browser's user-agent string
  • The date and time of submission
  • Your IP address, used to rate-limit submissions and reduce automated spam

3. Why it is collected, and the basis for it

  • To respond to your enquiry. To send you pricing, floor plans, brochures and project information, and to arrange a showflat appointment. This is done on the basis of the consent you give when you submit the form.
  • To contact you through your chosen method. WhatsApp, phone or email, as you select.
  • To send further property information about other launches and market updates — only if you tick the separate optional marketing consent box.
  • To measure advertising. To understand which campaigns produce genuine enquiries, using the attribution fields above.
  • To protect the form from automated abuse.

4. Consent, and withdrawing it

Two separate consents are requested, and neither checkbox is pre-ticked. The first — consent to be contacted about your enquiry — is required, because without it we cannot answer you. The second — consent to receive information about other launches and market updates — is entirely optional, and your enquiry is handled the same way whether or not you give it.

You may withdraw either consent at any time by writing to hengmadison.estate@gmail.com or messaging 9856 7776. Withdrawal takes effect within a reasonable period. Withdrawing consent to be contacted about your enquiry means we will stop contacting you about it.

5. Do Not Call Registry

Singapore's Do Not Call provisions apply to marketing messages sent to Singapore telephone numbers. By giving the optional marketing consent above, you provide clear and unambiguous consent in written form to receive such messages, which is the basis on which they may be sent even if your number is listed on a Do Not Call register. You can withdraw that consent at any time as described in section 4.

6. Who your data is shared with

  • Huttons Asia Pte Ltd, as the estate agency with which the salesperson is registered, where required for the transaction or by regulation.
  • The developer or its appointed marketing agents, where necessary to register your showflat appointment or to process a booking you choose to make. This happens only in connection with a transaction you are pursuing.
  • Service providers that operate this website and handle enquiries on our behalf — the website host, the email or CRM service used to receive enquiries, and analytics providers. [LIST YOUR ACTUAL PROVIDERS HERE], for example the hosting provider and the CRM or email service you configure.
  • Where the law requires it, including to regulators, law enforcement or the courts.

Your personal data is not sold.

Transfers outside Singapore

7. Cookies and measurement

No analytics or advertising cookies are currently configured on this website, and no third-party measurement scripts are loaded. Strictly necessary storage may be used to keep the site working. If measurement is added later, this section and the consent notice will be updated before it is enabled.

8. How long data is kept

Enquiry records are kept for as long as needed to respond to you and to meet record-keeping obligations that apply to estate agency work, and are then deleted or anonymised. [SET AND STATE YOUR ACTUAL RETENTION PERIOD, e.g. 24 months from last contact].

9. Security

This site is served over HTTPS. Enquiries are transmitted to the server and delivered to the configured destination; credentials for those services are held as server-side environment variables and are never exposed in the browser. Access to enquiry records is limited to those who need it to respond to you. No method of transmission or storage is completely secure, and absolute security cannot be guaranteed.

10. Your rights

Subject to the exceptions in the Personal Data Protection Act, you may ask us to:

  • tell you what personal data of yours we hold and how it has been used;
  • correct any personal data that is inaccurate or incomplete;
  • delete personal data that is no longer needed for the purposes above;
  • stop using your data for marketing.

Write to hengmadison.estate@gmail.com. We may need to verify your identity before acting on a request, and we will respond within a reasonable period. A reasonable fee may apply to an access request, and you will be told of any fee first.

11. Children

This website is intended for adults considering a property purchase. It is not directed at children, and personal data is not knowingly collected from them.

12. Changes to this policy

This policy may be updated. The date at the top of this page shows when it was last changed. Material changes affecting how your data is used will be reflected here before they take effect.

13. Complaints

If you are not satisfied with how a data protection matter has been handled, contact us first at hengmadison.estate@gmail.com. You may also raise the matter with the Personal Data Protection Commission of Singapore, or, for estate agency conduct, with the Council for Estate Agencies.
